About KB&A

KB&A Property Solutions was founded by Kiron Briggs.

Kiron didn't come into property with 20 years of property experience. He came into it with years of solving problems in very different environments.

Hospitality taught him to think on his feet. National programme delivery taught him about structure, managing risk and working through complexity.

He realised property investment was the way he wanted to move forward, so he learned the techniques and approaches properly before taking the plunge, refinancing his own home and buying his first project.

Different environments, same discipline: understand the problem, weigh the options and find a practical way forward.

Delivered

Former social club to six homes

A former social club on the Wirral, converted into six homes. During the refurbishment a care provider approached us, and parts of the scheme were adapted to meet their requirements. The property is now used for social care provision under a twenty year lease arrangement.

What it taught us

The project stayed the same. The exit strategy changed.

Recognising when a better route emerges can make a significant difference to the outcome.

Not taken forward

An opportunity we decided not to take forward

On paper it worked. These are the figures that took it as far as inspection.

These were the figures being assessed at the time, not current independently verified values.

The headline numbers got us interested.

Further checks changed the picture. The inspection, tenant conversation, likely capital costs and lease responsibilities all affected the overall viability.

We decided not to move forward with it.

What it showed us

A deal can look attractive at first glance, but the detail matters. The more information you gather, the clearer the decision becomes.
