Who we are
KB&A Property Solutions is a trading name of KB & A Properties Ltd, a company registered in England and Wales, company number 15327301, registered office 9 Corbets Tey Road, Upminster, England, RM14 2AP. We are the data controller for the information described on this page, which means we decide how and why it is used.
What we collect
When you use the enquiry form on this website, we collect:
- your name
- your email address
- your phone number, if you give us one
- the property location, area or postcode, if the enquiry relates to a property
- a rough indication of the amount you are looking to invest, if you are enquiring about partnering
- whatever you tell us in the message box
When you buy the KB&A Deal Checker, we collect:
- your name and email address
- the property listing you ask us to analyse, and the strategy you want analysed
- anything else you tell us that we need in order to complete the analysis
- a record of your order, what you paid and when
Payments are handled by our payment provider. We are told that a payment succeeded and for how much. We never see or hold your full card details.
Our web server also records the IP address a submission came from. This is used only to limit how many submissions can be sent from one address in a short period, which stops the form being abused. It is not used to identify you or to build a profile.
This website does not use tracking cookies, advertising cookies or analytics. Nothing you do here is shared with advertising networks.
Why we collect it, and our lawful basis
For enquiries, we collect it to read your enquiry, reply to you, and take any steps you have asked us to take. Our lawful basis is legitimate interests: you have contacted us and we have a clear interest in responding to you properly. Where your enquiry leads towards an agreement, the basis is that the information is needed to take steps at your request before entering into a contract.
For Deal Checker orders, we collect it to carry out the analysis you have paid for, deliver it to you, deal with any question or complaint afterwards, and keep the accounting records the law requires. Our lawful basis is that the information is needed to perform our contract with you, and, for the accounting records, that we have a legal obligation to keep them.
Marketing emails
If you buy the Deal Checker, we may email you from time to time about our own property services, and about things we think will be useful to someone doing what you are doing. We will only do this where you have not told us you would rather we didn't.
You can say no at the point you buy, and you can change your mind at any time afterwards. Every marketing email we send has an unsubscribe link in it, and you can also just reply and tell us to stop. We will act on that straight away, and it will never affect the service you have paid for.
If you have only made an enquiry and have not bought anything, we will not add you to a marketing list unless you have told us you want us to.
We do not sell your details to anyone else, and we do not send you other companies' marketing.
Who we share it with
We do not sell your information and we do not share it with anyone for their own purposes.
We use a small number of service providers who handle information on our behalf, under contract and on our instructions:
- Railway, which hosts this website and receives your enquiry when you submit the form
- Airtable, where the enquiry is recorded so we can keep track of it
- Resend, which delivers the email telling us your enquiry has arrived
- Stripe, which processes card payments for the Deal Checker. Stripe is the controller of your payment details in its own right, and handles them under its own privacy policy.
- HubSpot, where we record your order and any emails between us, so we can keep track of the work and reply to you properly
- IONOS, which provides the email service for our kbapropertysolutions.com address
- Google, whose Gmail service we use to read and send that email, and which therefore holds the messages between us and any workbook we send you
Other than Stripe, which is explained above, none of them use your information for their own purposes.
We may also share information where we are required to by law, or where we need advice from our accountant or a professional adviser about a specific matter.
Where your information is held
Some of our service providers store information outside the UK. Where that happens, we rely on the safeguards those providers have in place for international transfers, such as the UK addendum to the standard contractual clauses.
How long we keep it
If your enquiry doesn't lead anywhere, we delete your details after 12 months.
If we're still in conversation with you, or your enquiry leads to us working together, we keep them for as long as that needs and delete them afterwards.
If you buy the Deal Checker, we keep the record of your order and payment for six years after the end of the financial year it falls in, because HMRC requires it. We keep the workbook itself and the messages around it for three years, so that we can answer a question or a complaint about work we did for you.
If you are on our marketing list, we keep you on it until you unsubscribe, and we remove people who have not opened anything from us for two years.
Your rights
Under UK data protection law you have the right to:
- ask for a copy of the information we hold about you
- ask us to correct anything that is wrong
- ask us to delete it
- ask us to restrict how we use it
- object to us using it, including where we rely on legitimate interests
- ask us to transfer it to you or someone else in a portable form
You will not be charged, and we will respond within one month.

Changes to this policy
If we change how we handle information, we will update this page. This version was published on 10 September 2026.
