KB&A Deal Checker: Terms & Conditions

Last updated: 10 September 2026. These apply when you purchase the KB&A Deal Checker.

1. Who we are

The Deal Checker is supplied by KB&A Property Solutions, a trading name of KB & A Properties Ltd.

KB & A Properties Ltd is registered in England and Wales, company number 15327301. Our registered office is 9 Corbets Tey Road, Upminster, England, RM14 2AP.

2. What the Deal Checker is

The KB&A Deal Checker is a property deal analysis service.

For each Deal Checker purchased, we analyse one property, under one strategy, using the information you provide and property information that is reasonably available at the time.

We rebuild the deal independently rather than recalculating the figures you were given.

You will receive an Excel workbook containing:

  • the most you can pay and still make money, based on the strategy being analysed
  • five relevant nearby sold prices, together with other market evidence where it helps
  • a cost and cash-flow model for the deal, built from the ground up
  • the scenarios where a single assumption changes the outcome
  • a realistic refurbishment allowance, where a refurbishment is relevant to the strategy
  • checks on strategy and location issues that could materially affect whether the deal works, such as short-term-letting restrictions or property licensing, where they apply and where the information needed to check them is reasonably available
  • information that is missing from what you supplied, and the risks we can identify from it
  • questions you may wish to put back to the agent, sourcer or landlord
  • an Inputs tab setting out every figure and assumption the analysis is built on, so you can see what the numbers depend on and change them if your own assumptions differ
  • a plain-English assessment of what makes the deal work and what may cause it not to work

Not every item above appears in every workbook. What is included depends on the strategy being analysed, the property, and the information available to us. Where an item is not relevant or cannot be assessed on the information available, we will say so in the workbook rather than provide a figure that suggests more certainty than we have.

The checks described above are screening checks to support your own due diligence. They are not a legal, planning or licensing opinion, and they do not replace the professional advice described in section 12.

The purpose of the Deal Checker is to help you understand the numbers behind a proposed property deal before deciding what you want to offer.

If you would like the same property analysed under a second strategy, that is a separate Deal Checker.

3. Strategies currently covered

The strategies we are able to analyse change as we add to the service.

The strategies covered are those listed on the Deal Checker sales page or payment link at the time you place your order. If the strategy you want is not listed, please ask us before you pay.

4. Price and payment

The price of one Deal Checker is £149.

KB & A Properties Ltd is not currently registered for VAT, so no VAT is charged and none is added to this price.

Payment must be made in full before work begins.

Payment may be made using the payment methods offered at checkout, which may include Stripe or bank transfer.

There are no credit terms.

Your payment is for the analysis service, not for a particular outcome or recommendation. If the analysis concludes that the deal does not work at the price being asked, the service has been delivered.

5. What you need to provide

To begin the analysis, you must provide:

  • a link to the property listing, normally a Rightmove link, or another listing source we agree with you in advance
  • the property strategy you want us to analyse

We may ask for additional information if the information available from the listing is not sufficient to complete the analysis properly.

You are responsible for ensuring that any information you provide to us is accurate.

6. When the 24-hour period starts

The 24-hour turnaround begins when:

  • payment has been received; and
  • we have received the property link and your target strategy.

If we need additional information from you before we can reasonably complete the analysis, the 24-hour period will pause until that information is supplied.

7. Days we are closed

We are closed on 24, 25 and 26 December and on 1 January.

If your 24-hour period would run across any of those days, it pauses at the start of the closure and resumes at 9am on the next day we are open.

We are open at weekends and on all other bank holidays.

If we are not accepting orders for any other reason, we will say so on the sales page or payment link before you pay.

8. Delivery

The completed Deal Checker will normally be sent by email as an Excel workbook.

The delivery email address used by KB&A Property Solutions is kiron@kbapropertysolutions.com.

You are responsible for providing a working email address and checking your inbox and spam or junk folders.

9. Our 24-hour guarantee

If we fail to deliver your completed Deal Checker within the 24-hour period described in sections 6 and 7, we will refund you in full.

You do not need to argue for it. Tell us we were late and we will refund the payment.

This guarantee is in addition to any legal rights you may have.

The guarantee does not apply where delivery has been delayed because:

  • you have not supplied the information needed to complete the analysis
  • you have asked us to pause or change the analysis
  • we cannot reasonably access or verify essential information and have told you about the issue

10. If the property goes under offer or becomes unavailable

If the property becomes sold subject to contract, goes under offer or otherwise becomes unavailable before your workbook has been delivered, you may choose either to:

  • have us complete the original analysis; or
  • transfer the Deal Checker once to another property at no extra charge.

A transfer can only be made before the original workbook has been delivered.

If you transfer the Deal Checker to another property, a new 24-hour period starts when we receive the replacement property link and strategy.

Once the original workbook has been delivered, the service is treated as completed. A later change in the property's availability does not create a right to a transfer or refund.

11. Founding price

The Deal Checker is currently offered at a founding price of £149 for the first 10 paying customers.

The founding price applies to orders placed while it is shown on our sales page or payment link. The price payable is always the price shown at the time you place your order, and that price will not change after you have paid.

We may increase the price for later customers. Doing so does not affect any order already paid for.

Everything else in these terms applies to a Deal Checker bought at the founding price in exactly the same way as one bought at any other price. Buying at the founding price does not reduce your rights, and in particular the 24-hour guarantee in section 9 applies in full.

Previously offered and now withdrawn. An earlier version of these terms offered the first 10 customers up to three additional analyses free of charge. That offer was withdrawn on 10 September 2026 and was never taken up by any customer. If you were given that offer in writing before it was withdrawn, we will honour it.

12. What the Deal Checker does not include

The Deal Checker does not include:

  • viewing or inspecting the property
  • negotiating with an estate agent or seller on your behalf
  • mortgage advice
  • tax advice
  • legal advice, or the advice of a solicitor
  • a property survey or structural report
  • a builder's quotation
  • a guarantee that our estimated value will match a surveyor's valuation
  • a guarantee that a lender will lend on the property
  • a guarantee that a property will achieve a particular rent, resale price or refinance value

It is not a substitute for a survey, a structural report, legal checks, or a physical inspection of the property.

13. Sold-price and property information

The analysis uses real sold-price information rather than relying only on asking prices.

Our primary source is HM Land Registry Price Paid Data. We may also use other publicly available sold-price information where it helps us identify the most relevant nearby sales.

Sold-price information is historical information.

Property values, rents, refurbishment costs, interest rates, lending criteria and market conditions can change.

The figures in the Deal Checker are therefore an analysis based on the information reasonably available at the time the work is carried out, not a guarantee of future performance.

14. Refurbishment allowance

Any refurbishment figure included in the workbook is a working allowance for deal-analysis purposes only.

It is based on the property listing, photographs, description and any other information reasonably available to us at the time. Nobody has been inside the property.

It is not:

  • a builder's quote
  • based on a physical inspection
  • a survey or structural report
  • a guarantee of the actual cost of works

Actual refurbishment costs may vary because of:

  • the property's physical condition
  • defects or problems that cannot be seen from the listing
  • electrical, plumbing, roofing, structural, damp or drainage issues
  • the specification and finish chosen
  • labour and material costs
  • local contractor pricing
  • work identified after viewing, inspection or survey

The refurbishment allowance is intended to help you model the deal. You should expect the final cost of works to change once the property has been properly inspected and the scope of works is known.

15. Your decision remains yours

The Deal Checker is designed to help you assess a proposed property deal.

You remain responsible for deciding whether to:

  • make an offer
  • change your offer
  • proceed with a purchase
  • obtain finance
  • instruct a survey
  • carry out legal checks
  • undertake refurbishment
  • rent, refinance or sell the property

A positive Deal Checker result does not guarantee that the property will perform as expected.

Likewise, a negative result does not necessarily mean that the property itself is unsuitable. It may simply mean that the deal does not work at the price or assumptions analysed.

16. Our responsibility to you

Nothing in these terms limits or excludes our liability for:

  • death or personal injury caused by our negligence
  • fraud or fraudulent misrepresentation
  • our obligation to carry out the service with reasonable care and skill, where you are a consumer
  • any other liability that cannot legally be limited or excluded

Subject to that:

Every decision about the property and the deal is yours. We are not responsible for any loss that arises from a decision you take, including a decision to offer, not to offer, to buy, not to buy, to borrow, to refurbish, to let, to refinance or to sell.

In particular, we are not liable for:

  • loss of profit, loss of anticipated savings, loss of revenue or loss of business
  • loss of opportunity, including a property you did not secure, or an offer you did not make or that was not accepted
  • the difference between a figure in the workbook and a valuation, survey, quotation, rent, sale price or refinance figure obtained later
  • any indirect or consequential loss

Where we are liable to you, our total liability for all claims connected with a single Deal Checker is limited to the amount you paid for that Deal Checker.

If you are buying for purposes connected with your trade or business, you accept that these limits are reasonable, given the price of the service and the fact that all decisions, inspections and professional checks remain yours.

17. Consumer cancellation rights

If you are buying the Deal Checker as a consumer, rather than mainly for purposes connected with your trade or business, you may have a legal right to cancel an online service contract for up to 14 days after the contract is made.

Because the Deal Checker is designed to be completed within 24 hours, we will ask you to expressly request that we begin the service immediately.

If you ask us to begin during the 14-day cancellation period:

  • you may still cancel while the service is only partly completed, although you may be required to pay a reasonable amount for the work already carried out; and
  • once the service has been fully completed, you will lose the statutory right to cancel, provided you expressly acknowledged this before the service began.

Nothing in these terms removes any statutory rights that cannot legally be excluded.

18. Immediate-start agreement

Before we begin work, a consumer customer should be asked to confirm:

I request that KB&A Property Solutions begins the Deal Checker service immediately, before the end of the 14-day cancellation period. I understand that once the service has been fully completed, I will lose my statutory right to cancel.

This should be presented separately from the general acceptance of these Terms & Conditions.

19. How to cancel before completion

If you have a statutory cancellation right and wish to use it before the Deal Checker has been fully completed, you can tell us clearly by email.

You do not have to use any particular wording.

20. If there is a problem with the service

We will provide the Deal Checker with reasonable care and skill.

If you believe we have not delivered the service described, contact us and explain the issue.

Where appropriate, we may:

  • correct the analysis
  • repeat part of the service
  • provide a replacement workbook
  • provide a refund or partial refund where required

21. Ownership and use of the workbook

The Deal Checker workbook, its template, its structure, its wording and the methodology behind it belong to KB & A Properties Ltd. Nothing in these terms transfers any of that to you.

When you buy a Deal Checker, you are buying the completed analysis of your property and the right to use it for your own purposes in assessing that property.

You may share the workbook with people directly involved in considering that deal, such as a broker, business partner or adviser.

You must not:

  • resell the workbook
  • reproduce it as your own product
  • copy, sell or distribute the Deal Checker template or methodology
  • use the workbook to provide a competing commercial deal analysis service

22. Responsibility for third-party information

Some of the information used in the analysis comes from third-party sources.

We cannot guarantee that third-party information is complete, error-free or up to date.

Where an important assumption depends on information that cannot reasonably be confirmed, we may identify it in the workbook as an assumption or risk.

23. Your information

To supply the Deal Checker we collect your name, your email address, the property you want analysed and a record of your purchase.

Payments are processed by our payment provider. We do not see or hold your full card details.

How we collect, use, store and delete your information, who we share it with, and the rights you have over it, are set out in our privacy policy.

24. Complaints and contact

If you are unhappy with the Deal Checker or the way the service has been provided, email kiron@kbapropertysolutions.com.

Please include:

  • your name
  • the property address or listing link
  • the date you purchased
  • a short explanation of the issue

We will aim to respond promptly.

You can also write to us at our registered office, given in section 1.

25. Changes to these terms

We may update these Terms & Conditions from time to time.

The terms that apply to your purchase are the terms in force when you place the order.

26. Governing law

These Terms & Conditions are governed by the laws of England and Wales.

If you are a consumer, nothing in this clause removes any rights you have to bring proceedings in another UK jurisdiction where the law gives you that right.
