We work with property owners, investors and housing providers to understand what's needed and find the right way forward.
Whether you're trying to solve a property problem, explore an opportunity or find the right property, we look at what could work.
If you're dealing with a property problem, a difficult sale or a situation that needs more flexibility, we'll help you look at the options and find a practical way forward.
If you're looking to work with someone on property opportunities, we're happy to explore what might make sense together.
If you need the right property for the people you support, we can look at what might be suitable and how we could help make it work.
Property problems can take many forms. They may include:
Whatever the situation, we look at the options and try to find a practical way forward.
We work with people who are interested in partnering on property opportunities.
Our approach is straightforward: understand the opportunity, test the assumptions, look carefully at the risks and be clear about what would need to happen for the project to work.
When we find an opportunity with real potential, we look at how best to structure the partnership around the project and the people involved.
The aim is to create an arrangement that is clear, practical and works for everyone involved.
We look at the numbers properly before anyone commits. Costs, assumptions and likely outcomes are set out clearly, including where something is still an estimate.
Every property project has uncertainties. We explain the main risks, what could affect the outcome, and how we've allowed for them.
We check the important details behind the opportunity and share the information that has shaped our decision, not just the final conclusion.
We keep partners updated as the project moves forward, including when something changes or a decision needs to be revisited.
Good partnerships start with clear expectations, open communication and a shared understanding of the opportunity.
We work with housing and care providers to understand what they need from a property and help turn that into something workable.
We start by understanding the people being supported, the location, the type of property needed and the practical needs of the service.
We identify suitable options and consider any refurbishment, conversion or changes needed to make the property work.
Where a suitable property is found, we work with the provider and the other parties involved to help put the right long-term arrangement in place.
No two property situations are exactly the same. The details change, but the way we approach them is consistent.
Start with what needs to be achieved, what matters most and what could get in the way.
There may be one obvious route, or several different ways to structure a solution.
Check the numbers, assumptions and risks, and keep challenging them as new information comes in.
Bring the pieces together in a way that works for the property, the people involved and the situation.
We use AI and technology where they help us work more efficiently, organise information and test assumptions. They support the process, but they don't replace judgement.
The tools have changed. The discipline hasn't.
KB&A Property Solutions was founded by Kiron Briggs.
Kiron didn't come into property with 20 years of property experience. He came into it with years of solving problems in very different environments.
Hospitality taught him to think on his feet. National programme delivery taught him about structure, managing risk and working through complexity.
He realised property investment was the way he wanted to move forward, so he learned the techniques and approaches properly before taking the plunge, refinancing his own home and buying his first project.
Different environments, same discipline: understand the problem, weigh the options and find a practical way forward.
A few examples of how we approach property opportunities in practice.
A former social club on the Wirral, converted into six homes. During the refurbishment a care provider approached us, and parts of the scheme were adapted to meet their requirements. The property is now used for social care provision under a twenty year lease arrangement.
The project stayed the same. The exit strategy changed.
Recognising when a better route emerges can make a significant difference to the outcome.
On paper it worked. These are the figures that took it as far as inspection.
These were the figures being assessed at the time, not current independently verified values.
The headline numbers got us interested.
Further checks changed the picture. The inspection, tenant conversation, likely capital costs and lease responsibilities all affected the overall viability.
We decided not to move forward with it.
A deal can look attractive at first glance, but the detail matters. The more information you gather, the clearer the decision becomes.
The best place to start is a conversation. Tell us what you're dealing with, and we can see whether there's a way we can help.
Tell us a little about what you're dealing with, and we'll see whether there's a way we can help.
